Transwestern today announced that it has recently negotiated a 10-year, 26,180 square foot office lease between American Kidney Fund and TA Associates Realty at Montrose Metro I, located at 11921 Rockville Pike in North Bethesda, Maryland.
Transwestern agents Scott Randolph and Keith Foery represented the tenant, the American Kidney Fund, in the transaction. The landlord, TA Associates Realty, was represented by Bob Dickman of McShea.
The American Kidney Fund will occupy the third floor, totaling 26,180 square feet, which will serve as their headquarters location. Montrose Metro I, a Class “A” office building, was built in 1987 and recently underwent renovations that include updates to the garage, common areas and restrooms, roof replacement, and the addition of a fitness center. In addition, the building is also in the process of obtaining LEED® certification. The property is located a quarter mile North of Old Georgetown Road, across the street from Mid-Pike Shopping Center, and within walking distance to the White Flint Metro station (redline).
The American Kidney Fund, whose headquarters had previously been located at 6110 Executive Boulevard in Rockville, Maryland, is recognized as the nation’s leading provider of charitable assistance to dialysis patients and aids the fight against kidney disease through direct financial support, health education and prevention efforts.
“We’re excited to move into our new space and continue the financial, educational and preventative work our organization strives to accomplish each day for those suffering with kidney disease,” said Donald J. Roy, Jr., executive vice president/CEO and CFO of the American Kidney Fund. “Proximity to Metro, the transformation of Rockville Pike via the White Flint Sector Plan and the visibility that Montrose Metro I will provide our organization were deciding factors for our organization’s relocation.”
