| ELDRIDGE OAKS EARNS LEED® FOR CORE AND SHELL GOLD CERTIFICATION |

(July 19, 2010 – HOUSTON) – Transwestern’s Houston headquarters today announced that Eldridge Oaks, located at 1080 Eldridge Parkway, has received LEED Gold certification by the U.S. Green Building Council (USGBC) in the Leadership in Energy and Environmental Design (LEED) for Core and Shell: Version 2 Green Building Rating System™. LEED is the USGBC's leading rating system for designing and constructing the world's Greenest, most energy efficient and high performing buildings, with Platinum being the system's highest possible certification.
Eldridge Oaks is a 350,000 square foot Class “A” office project located along Houston’s Energy Corridor. The property was developed by Transwestern and was completed in September 2009. Approximately eight acres of additional land remain adjacent to the property for a second building of similar scale, or a build-to-suit project.
To earn the certification, Transwestern and the building team implemented a number of sustainable design and operational features, including:
- Installation of a 23,660 square foot white roof that reduces heat island effect for a minimum of 100 percent of the roof surface;
- Metering all energy performance metrics for all mechanical and electrical systems;
- Purchase of Green-e accredited Renewable Energy Certificates (RECs) equal to 70 percent of the predicted annual electrical consumption over a two year period;
- Installation of water reduction systems that reduce potable water by 40.2 percent;
- Installation of irrigation systems that reduce potable water usage by 61 percent;
- Implementation of Green cleaning and building recycling programs.
